A landowner who would want his land to be leased by telecom companies should possess the mentality of maximizing revenue and minimizing obligations. He should have enough knowledge about the qualifications of land as a potential site to put up cell towers and more importantly, the laws and agreements covered with the lease.

First thing to consider is the laws implemented where your land is located. There are some places that have restrictions about this and to be able to free yourself from law violations, consulting the authorities is a good move to start.

Next thing to consider is the characteristics of the site such as area, topography and accessibility. The land area should be approximately 2,500 square ft with a flat topography and limited natural barriers. Determining these things before going any further in the cell tower lease will let you save time, money and energy.

And most importantly, the agreement of the lease is a thing to consider. The lease usually lasts for 20-25 years and the amount concerned may vary depending on the site. Arrangements may either be on lump sum payments (full term) or may consist of five year installments. The latter arrangement enables the landowner to renegotiate and renew the rent. However, installment leases could be a risk for the landowners in case two companies consolidate and some cell sites should be sacrificed.
